We can offer a ‘letting’s service’ or a ‘full management package’.
LETTINGS SERVICE
- Marketing the property and finding a suitable tenant.
- Carrying out all necessary referencing of tenants
- Preparing the property by making sure all relevant certificates are valid
- Preparing relevant tenancy documents
- Receiving tenants deposit and lodging this with one of the DPS schemes
- Producing an inventory report commencing start of tenancy.
FULL MANAGEMENT PACKAGE
Includes the above Letting’s services plus the following-;
- Advise all utility suppliers of new tenancy and provide readings.
- Collection of rent and providing a monthly rent summary for the tenant.
- Dealing with all tenant issues, liaising with the landlord when necessary.
- Report damages.
- Carrying out mid and end of tenancy inspections on your behalf
- Provide quotes from our panel of contractors if repairs are required
- Agreeing and preparing for you a monthly financial summary.
- Keeping your property up to date from a legal perspective including EPC’s, Gas Safe Certificates, Periodic Electrical reports and for HMO’s all the licence requirements.
Our team will also be inspecting the managed property, sending out written reports, undertaking refurbishment projects and decorative works where instructed.
You can have as much or as little input as you like with the management of your property, ordinarily we would deal with the maintenance of the property but if you would like to deal with your own maintenance please just let us know.
